How property is sold here

Mecklenburg County follows North Carolina's rules, with its own calendar and offices. Read the North Carolina guide for how the state works.

Tax sales

North Carolina does not sell tax liens; Mecklenburg County forecloses on the property and sells it at public auction. Foreclosures are handled either by the County Attorney (in rem) or by two outside law firms (mortgage style), and each posts its own sale list, which the county links from its Tax Foreclosure Properties page. County in rem sales are run by the Sheriff in person at the Mecklenburg County Courthouse at 832 East 4th Street, with no online bidding, and every winning bid stays open for 10 days of upset bids.

Foreclosure sales

Tax foreclosure auctions are held in person at the Mecklenburg County Courthouse in Charlotte, and the Notice of Sale is posted at the courthouse for at least 20 days and published in the newspaper for two weeks. After the sale, upset bids of at least 5% or $750 can be filed with the Clerk of Court for 10 days, and the period restarts with each new upset bid.

Assessed values

Mecklenburg County revalues all property every four years; the current values date from the 2023 revaluation, and the next revaluation takes effect January 1, 2027, with notices mailed in early 2027.

Transfer tax

North Carolina charges a real estate excise tax of $1 per $500 of the sale price (0.2%), and Mecklenburg County and Charlotte add no local transfer tax.

Worth knowing

A new county revaluation takes effect January 1, 2027, so assessed values will reset across the county that year.

Worth knowing

The county has seven municipalities: Charlotte and the towns of Cornelius, Davidson, Huntersville, Matthews, Mint Hill and Pineville; the Tax Collector collects taxes for all of them.

Worth knowing

The Tax Collector publishes a delinquent taxpayer list each spring and a monthly Top 100 delinquent list, both free online.
