How property is sold here

Cass County follows North Dakota's rules, with its own calendar and offices. Read the North Dakota guide for how the state works.

Tax sales

North Dakota does not sell tax liens; when taxes stay unpaid long enough the county takes a tax deed and sells the property itself. In Cass County the County Commission sets a minimum price for each tax-forfeited parcel at a hearing, generally the greater of the unpaid taxes and costs or half of the true and full value, and the Auditor holds a public auction on the third Tuesday in November at the Auditor's office, with payment by cash or check and no guarantee of title.

Foreclosure sales

Mortgage foreclosures in North Dakota go through the courts and end in a sheriff sale. In Cass County the Sheriff conducts these sales after a judgment, and notices are published in the local newspaper before the sale.

Assessed values

Property in Cass County is valued every year by the local assessor, with the City of Fargo Assessor setting values inside Fargo and the County handling other areas.

Transfer tax

North Dakota has no real estate transfer tax, so a deed in Fargo or elsewhere in Cass County pays only the Recorder's recording fees.

Worth knowing

Former owners can still redeem tax-forfeited property before the November sale by paying all years of taxes plus interest, penalties and costs.
