How property is sold here

Cuyahoga County follows Ohio's rules, with its own calendar and offices. Read the Ohio guide for how the state works.

Tax sales

Ohio sells tax lien certificates, but Cuyahoga County offers them only in bulk through a negotiated sale, not to individual bidders, after taxes go unpaid past the July second-half collection. A certificate holder can file foreclosure if the lien is not paid within 12 months. Tax-foreclosed properties brought by the Treasurer are sold at online Sheriff sales held on Wednesdays at 9 a.m. when scheduled.

Foreclosure sales

Mortgage foreclosure sheriff sales are held online every Monday at 9 a.m. at cuyahoga.sheriffsaleauction.ohio.gov, and tax delinquent sales are held online on Wednesdays when scheduled; no sales are held in person. Buyers at tax delinquent sales must file a notarized Affidavit of Non-Delinquency before title transfers.

Assessed values

The Fiscal Officer reappraises all parcels every six years with an update every three years; the last full reappraisal was in 2024.

Transfer tax

Cuyahoga County charges a real property conveyance fee of 0.4% of the sale price ($4 per $1,000), plus $0.50 per parcel, collected by the Fiscal Officer with a DTE 100 form.

Land bank

The Cuyahoga Land Bank (Cuyahoga County Land Reutilization Corporation) acquires vacant and tax-foreclosed property and sells homes for renovation and land for development.

Worth knowing

Cuyahoga County has no separate Auditor or Recorder; the elected offices were merged into the Fiscal Officer, which handles deeds, values and parcel maps.

Worth knowing

Recording costs $39 for the first two pages and $8 per page after that, since October 24, 2024.
