How property is sold here

Hamilton County follows Ohio's rules, with its own calendar and offices. Read the Ohio guide for how the state works.

Tax sales

Ohio counties may sell tax liens, but Hamilton County sells all eligible liens in one negotiated bulk sale each October, usually around the second week, and does not sell lien certificates to individual investors. Taxes unpaid after the June collection are certified delinquent in November and become eligible for the next October sale. Investors buy delinquent property itself at Sheriff's Delinquent Taxes Sales, filed by the County Prosecutor and held as live auctions at the Hamilton County Courthouse, where the opening price is the back taxes plus costs and full payment is due at the sale by cashier's check.

Foreclosure sales

Since January 1, 2024, Hamilton County sheriff sales of bank foreclosures and tax lien certificate foreclosures are held online at hamilton.sheriffsaleauction.ohio.gov, while delinquent tax sales are held on Wednesdays at 11:00 AM in Room 260 of the Hamilton County Courthouse. Sales are advertised in the Cincinnati Court Index for four Mondays starting 24 days before the sale, bidding on bank foreclosures starts at two-thirds of the Sheriff's appraised value, and the deposit is $5,000 for homes valued at $200,000 or less and $10,000 above that.

Assessed values

The Hamilton County Auditor did a full reappraisal of all 350,000-plus parcels three years ago and is now doing the state-required triennial update, which sets new values for tax year 2026, payable in 2027.

Transfer tax

Ohio's conveyance fee in Hamilton County, including Cincinnati, totals $3 per $1,000 of the sale price (the state's $1 plus the county's $2 permissive fee), plus a $0.50 per parcel transfer tax, paid to the Auditor when the deed is transferred.

Land bank

The Hamilton County Landbank (Hamilton County Land Reutilization Corporation), managed by The Port of Greater Cincinnati Development Authority, acquires vacant and blighted property and sells it to buyers with a plan for reuse, with available properties listed on cincinnatiport.org.

Worth knowing

Tax foreclosed properties that do not sell at two Sheriff's sale offerings are forfeited and offered a third time at the Auditor's Forfeited Land Sale; the Auditor posts lists of properties sold and not sold for past sales.

Worth knowing

If a residential bank foreclosure gets no bids, it is offered again two weeks later with no minimum bid.

Worth knowing

Sheriff's sale buyers must pay the balance within 30 days after the court confirms the sale, and must file a writ of possession or eviction to remove occupants.
