How property is sold here
Montgomery County follows Ohio's rules, with its own calendar and offices. Read the Ohio guide for how the state works.
Tax sales
Ohio counties foreclose on tax-delinquent property and sell the property itself, and some also sell tax liens to private buyers who can later foreclose. In Montgomery County, Treasurer tax foreclosure sales are held in person at 10:00 a.m. on the first Thursday of each month in the lower-level auditorium of the County Administration Building, 451 W. Third St., Dayton, while foreclosures brought by private tax lien holders are sold online through RealAuction on Fridays at 9:00 a.m.
Foreclosure sales
Montgomery County Sheriff sales for mortgage foreclosures are held online through RealAuction every Friday starting at 9:00 a.m. Eastern. Sales are advertised in the Dayton Daily News for at least three weeks, and the Sheriff does not mail out property lists.
Assessed values
The Auditor reappraises all property on a six-year cycle with an update in between; the 2026 reappraisal of more than 250,000 parcels sets values used on tax bills starting in 2027, replacing values from the 2020 reappraisal.
Transfer tax
Ohio has no state transfer tax, but Montgomery County charges a conveyance fee of $3 per $1,000 of the sale price plus $0.50 per parcel, paid to the County Auditor; there is no added Dayton city fee.
Land bank
The Montgomery County Land Reutilization Corporation (Montgomery County Land Bank) acquires and sells vacant and tax-foreclosed property in the county.
Worth knowing
Montgomery County has more than 250,000 real estate parcels, and the 2026 reappraisal raised values that will show up on 2027 tax bills.
Worth knowing
Treasurer tax sales are still in person on the first Thursday of the month, while mortgage and private tax lien foreclosures moved online to RealAuction in 2022.
Worth knowing
Properties are sold as is, so check the case file through the Montgomery County Clerk of Courts before bidding.
