Where the records are

The county offices an investor deals with in Summit County, and what each one puts online.

Deeds and mortgages

Summit County Fiscal Office, Recorder Division. Recorded documents can be searched online through the Fiscal Office's Document Search at summitcountyoh-web.tylerhost.net, and a Property Record Alert service warns owners of new filings in their name.

Owners and values

Summit County Fiscal Office, Auditor Division (Real Estate and Appraisal). Owner, value, tax and sales data for every parcel can be searched free on the Fiscal Office's Property Tax and Appraisal site.

Tax sales

Summit County Fiscal Office, Treasurer Division (Delinquent Tax Department). The Fiscal Office posts its tax certificate lien guide online; the delinquent list is sold as one bundle, so there is no parcel-by-parcel auction to join.

Foreclosure sales

Summit County Sheriff's Office, Civil Division. All foreclosure sheriff sales are held online at summit.sheriffsaleauction.ohio.gov, where bidders must register and post a deposit before bidding.

Parcel maps

Summit County Parcel Viewer. The free Parcel Viewer map shows tax parcels countywide, and the 2026 Reappraisal Dashboard maps recent sales and neighborhoods.

How property is sold here

Summit County follows Ohio's rules, with its own calendar and offices. Read the Ohio guide for how the state works.

Tax sales

Ohio lets counties sell tax lien certificates, and Summit County has held a tax certificate sale every October since 1998. The county bundles its entire delinquent list into one certificate sold through a negotiated sale, so individual investors do not bid on single parcels. Tax-foreclosed properties are sold by the Sheriff, either at the Summit County Courthouse at 209 S. High Street in Akron or online, with a $1,000 deposit.

Foreclosure sales

Summit County sheriff sales are held online every Friday at 10 a.m. Eastern at summit.sheriffsaleauction.ohio.gov, with proxy bids open at least seven days before the sale. Bidders must register with RealAuction and post a deposit of $2,000, $5,000 or $10,000, depending on the property, before bidding.

Assessed values

The Fiscal Office reappraises every parcel every six years, and the 2026 sexennial reappraisal set values as of January 1, 2026, which first show up on tax bills mailed in January 2027.

Transfer tax

Ohio has no state transfer tax; Summit County charges a conveyance fee of $4 per $1,000 of the sale price (0.4%), rounded up to the next $100, plus 50 cents per lot, collected by the Fiscal Office with a DTE 100 form.

Land bank

The Summit County Land Reutilization Corporation, a county land bank set up through the Fiscal Officer, takes in tax-foreclosed property and looks for buyers such as nonprofits and neighbors.

Worth knowing

Summit County has no separate Auditor, Recorder or Treasurer; all three are divisions of the elected Fiscal Officer, Kristen Scalise.

Worth knowing

The 2026 sexennial reappraisal just finished, with new value notices mailed starting July 20, 2026, so recent sales data may differ from values on current tax bills.

Worth knowing

Recording a deed costs $34 for the first two pages and $8 for each added page, and the Fiscal Office is working out of temporary offices until late 2026 while the Ohio Building at 175 S. Main St. is renovated.
