How property is sold here
Canadian County follows Oklahoma's rules, with its own calendar and offices. Read the Oklahoma guide for how the state works.
Tax sales
Oklahoma does not sell tax lien certificates to investors; unpaid taxes become a lien, and after three years the county sells the property itself by tax deed at the Treasurer's annual resale, which state law sets in June. Property that gets no bid becomes county-owned, and the Canadian County Treasurer may sell it later with approval from the Board of County Commissioners. Check the Treasurer's office and local newspaper notices for the year's date and list.
Foreclosure sales
Oklahoma foreclosures go through district court and end in a sheriff's sale. Canadian County sheriff sales are usually held Mondays at 10 a.m. in Courtroom 1 of the Canadian County Courthouse in El Reno, with the list posted on ccsheriff.net and official notices in local newspapers and on the Oklahoma State Courts Network.
Assessed values
The Assessor sets fair cash value each year, and under State Question 676 the taxable value of most real property cannot rise more than 5% a year unless it is sold or improved.
Transfer tax
Oklahoma charges a documentary stamp tax of $0.75 per $500 of sale price (0.15%), and the County Clerk also collects a mortgage tax of $0.10 per $100 of debt on new mortgages.

Canadian County, with its seat in El Reno, sits west of Oklahoma County and takes in part of Oklahoma City.
