How property is sold here
Oklahoma County follows Oklahoma's rules, with its own calendar and offices. Read the Oklahoma guide for how the state works.
Tax sales
Oklahoma County does not sell tax lien certificates to investors. Unpaid taxes become a county tax lien, published each September, and if the lien goes unpaid for three years the property itself is sold by tax deed. Oklahoma County holds this resale in person each June, starting June 8, 2026 at the Oklahoma County Election Board, 4201 N. Lincoln Blvd., with cash payment and a minimum bid of the lesser of two thirds of assessed value or the taxes owed. Parcels with no bid become county-owned and are later sold through a sealed bid process listed on the Treasurer's page.
Foreclosure sales
Oklahoma foreclosures go through the courts and end in a sheriff's sale. Oklahoma County sheriff's foreclosure sales are held online at bid4assets.com/OKCSheriff at 10 a.m. on the second Tuesday of each month, with a minimum bid of two thirds of the appraised price and 10% down within 24 hours.
Assessed values
Oklahoma assessors update values each year and visually inspect property on a four-year schedule set by the Oklahoma Tax Commission.
Transfer tax
Oklahoma charges a state documentary stamp tax of $0.75 per $500 of sale price (0.15%), paid when the deed is recorded with the County Clerk.
Worth knowing
The Assessor reports more than 360,000 property accounts worth more than $109 billion across 720 square miles.
Worth knowing
Resale deeds are tax deeds, not warranty deeds, and the Treasurer advises buyers to consider a quiet title action.
Worth knowing
Since November 2023, every deed recorded in Oklahoma must include an ownership affidavit, including deeds from the tax resale.
