Where the records are

The county offices an investor deals with in Armstrong County, and what each one puts online.

Deeds and mortgages

Armstrong County Register and Recorder. Recorded documents are online through Landex, which charges either a remote subscription or a pay-per-document fee; in the office, copies are $0.50 a page.

Owners and values

Armstrong County Assessment Office. The county site does not offer an online assessment search; property record cards and owner lists are sold at the office, 450 E. Market Street, Kittanning.

Tax sales

Armstrong County Tax Claim Bureau. The upset sale list, a list of removed properties and GovEase bidding details are posted on this page for free.

Foreclosure sales

Armstrong County Sheriff's Office. Sheriff sales are held online on Bid4Assets, and the sale rules and schedule are posted on this page.

Parcel maps

Armstrong County Mapping and GIS. There is no online GIS viewer; maps can be viewed in the office, and GIS data is sold by request form.

How property is sold here

Armstrong County follows Pennsylvania's rules, with its own calendar and offices. Read the Pennsylvania guide for how the state works.

Tax sales

The Tax Claim Bureau moved its 2026 upset sale online to GovEase, with the auction set for November 17, 2026 at 9:00 AM. Judicial and repository sale dates are listed as to be determined and are announced on the Tax Claim Bureau page, where the current sale list is posted. The county says all sales are buyer beware.

Foreclosure sales

Armstrong County sheriff sales are held virtually on Bid4Assets at bid4assets.com/armstrongpasheriffsales. The schedule of upcoming sales and the sale rules are posted on the sheriff's sales listing page.

Assessed values

Assessed values are based on an old countywide reassessment, reported as 1997, so assessed values run far below market value.

Transfer tax

Pennsylvania charges 1% state realty transfer tax, and Armstrong County towns and school districts usually add a 1% local share, for about 2% total.

Land bank

The Redevelopment Authority of the County of Armstrong Land Bank (RACA Land Bank) acquires and sells tax delinquent and vacant property in Apollo, Kittanning and Leechburg boroughs and posts its property list and bid form on the county site.

Worth knowing

There is no free online parcel map or assessment search, so plan on Landex for deeds and an office visit or call to the Assessment Office (724-548-3336) for owner and value data.

Worth knowing

Deed splits and combinations must be reviewed by the Mapping Department before recording to get a new tax map parcel number.

Worth knowing

Delinquent school taxes for the Apollo-Ridge School District have been collected by Portnoff Law Associates since 2022, not the Tax Claim Bureau.
