How property is sold here
Beaver County follows Pennsylvania's rules, with its own calendar and offices. Read the Pennsylvania guide for how the state works.
Tax sales
The Tax Claim Bureau holds the upset sale no earlier than the second Monday in September (September 9 in 2025), in person at 217 Sassafras Lane in Beaver, and it can be continued later into the year. A court-set judicial sale usually follows in December (December 9 in 2025), and parcels still unsold go into the repository of unsold property. Sale lists and conditions are posted on the Assessment / Tax Claim Office pages.
Foreclosure sales
Sheriff sales are held online through Bid4Assets rather than at the courthouse. Current auctions and terms are posted at bid4assets.com/beaversheriffsales.
Assessed values
A court-ordered countywide reassessment replaced the old 1982 base year values, and taxes have been billed on the new values since 2024.
Transfer tax
Most towns charge 2 percent in total (1 percent state plus 1 percent local), while Georgetown and Hookstown charge 1.5 percent.
Worth knowing
The 2024 reassessment reset values after more than 40 years, so tax bills from before 2024 are not a good guide to current taxes.
Worth knowing
Upset sale buyers must pay in full right after a parcel is struck down, by cash, certified check or attorney escrow check.
Worth knowing
Sheriff sales moved fully online to Bid4Assets, so no courthouse attendance is needed.
