How property is sold here

Butler County follows Pennsylvania's rules, with its own calendar and offices. Read the Pennsylvania guide for how the state works.

Tax sales

The Tax Claim Bureau holds the upset sale on the second Monday of September each year. Unsold parcels go to judicial sales, which have recently been held about twice a year (April 3 and October 1 in 2025), and then to a standing repository list where buyers submit a bid form for approval by the three taxing bodies. Judicial sale lists are posted on the Tax Claim Bureau page at 124 W Diamond Street in Butler.

Foreclosure sales

Sheriff sales are held about every two months at 11 am, online only at butler.pa.realforeclose.com since January 2024. Listings are posted at civil.co.butler.pa.us/sheriff.salelisting, and paper copies are no longer handed out.

Assessed values

Butler County still uses a 1969 base year, so assessed values are far below current market value.

Transfer tax

Towns in Butler County charge the usual 2 percent in total (1 percent state plus 1 percent local), with no higher local rates found.

Worth knowing

Butler County's 1969 base year is one of the oldest in Pennsylvania, so assessed values say little about market value.

Worth knowing

Repository properties have no auction date; you submit a bid any time and the county, town and school district must approve it.

Worth knowing

Sheriff sales moved fully online in January 2024, and bidders must register on the auction site first.
