How property is sold here

Fayette County follows Pennsylvania's rules, with its own calendar and offices. Read the Pennsylvania guide for how the state works.

Tax sales

The Tax Claim Bureau holds the upset sale in September (September 22 to 24 in 2025). Unsold parcels go to a free and clear judicial sale held online on Bid4Assets in June, and then to the repository list. Repository sealed bids are accepted any time and opened at 10:00 a.m. on the first Tuesday of each month, and the town and school district have 60 days to accept or oppose a bid.

Foreclosure sales

Sheriff sales follow a yearly schedule posted on the county Sheriff Sales page (the next is November 19, 2026). Each property is advertised about 60 days ahead in the Herald Standard and Fayette Legal Journal, and details are on fayette.pa.realforeclose.com.

Assessed values

Fayette County uses a 2001 base year, its last countywide reassessment.

Transfer tax

Towns in Fayette County charge the usual 2 percent in total (1 percent state plus 1 percent local), with no higher local rates found.

Land bank

The Redevelopment Authority of the County of Fayette is the county's designated land bank and transfers properties to owners who commit to fixing them up.

Worth knowing

Fayette County dropped a planned 2008 reassessment, so values still date to 2001.

Worth knowing

Repository buyers do not own the property until the deed is recorded, which the Bureau says takes about 90 days.

Worth knowing

Bidders, businesses or LLCs with their own unpaid Fayette taxes cannot buy at repository sales.
