How property is sold here

Indiana County follows Pennsylvania's rules, with its own calendar and offices. Read the Pennsylvania guide for how the state works.

Tax sales

The Tax Claim Bureau holds its upset sale each September online through GovEase; the 2026 sale is September 18, and bidders must register at least 10 days ahead. A judicial (free and clear) sale follows, with new repository parcels added after the judicial sale in May. The repository sale is not an auction: written bids are reviewed by the County Commissioners on the fourth Tuesday of most months, and lists are posted on the Property Tax Auctions page.

Foreclosure sales

Indiana County holds all mortgage foreclosure sheriff sales virtually on Bid4Assets at bid4assets.com/IndianaCountyPASheriff. Sale dates are set by the Sheriff's Office after the writ is filed.

Assessed values

Values come from a countywide reassessment completed in 2015, and property is assessed at 100% of 2015 market value.

Transfer tax

Pennsylvania charges 1% state realty transfer tax, and Indiana County towns and school districts usually add a 1% local share, for about 2% total; tax sale buyers pay both shares on top of the bid.

Worth knowing

Indiana County separates surface and coal parcels, and the Tax Claim Bureau posts separate surface and coal sale and repository lists.

Worth knowing

Assessed values equal 2015 market value, which makes assessments a fairly good guide to price compared with many Pennsylvania counties.

Worth knowing

White Township is the only municipality in the county that does not levy a real estate tax.
