Where the records are
The county offices an investor deals with in Providence County, and what each one puts online.
Deeds and mortgages
City of Providence Recorder of Deeds. Providence land records, including recorded maps, can be searched online through the city's Town Fusion database at countyfusion10.kofiletech.us, and public computers for title research are in Room 506 of City Hall.
Owners and values
City of Providence Tax Assessor. Owner and assessed value for each Providence parcel can be looked up free through the Assessor's Property Lookup at data.nereval.com, and the Assessor also posts sales maps and tax rates.
Tax sales
City of Providence Tax Collector. The Collector posts each year's tax sale notice, GovEase registration details, and lists of properties sold and redeemed at past sales on its web page.
Foreclosure sales
City of Providence Recorder of Deeds (foreclosure deeds and conciliation compliance). Rhode Island mortgage foreclosures are private sales, so there is no city auction site; the Recorder monitors the city's foreclosure conciliation ordinance and records the foreclosure deeds that result.
Parcel maps
City of Providence Tax Assessor's Maps. Current plat-based tax maps can be downloaded free as PDFs, starting from the city's plat index map at maps.providenceri.gov.
How property is sold here
Providence County follows Rhode Island's rules, with its own calendar and offices. Read the Rhode Island guide for how the state works.
Tax sales
Rhode Island has no county government, so each city and town holds its own tax sale; in Providence the City Collector sells a tax lien, not the property. The 2026 sale was held online on GovEase on Thursday, May 21, 2026, from 10 a.m. to noon, after registration from April 30 to May 14, with the parcel list advertised in April and posted on the Collector's page. The buyer pays the back taxes and gets a lien, and if the owner does not redeem within one year and one day, the buyer can go to court to foreclose the right of redemption and take title.
Foreclosure sales
Rhode Island mortgage foreclosures are usually private power-of-sale auctions run by the lender, not sheriff or court sales, and they are advertised in local newspapers. In Providence, foreclosure deeds must meet the city's foreclosure conciliation requirements before the Recorder of Deeds will record them.
Assessed values
The Providence Tax Assessor values property as of December 31 each year for the next certified tax roll, with periodic revaluations done by a state-certified firm.
Transfer tax
Rhode Island's real estate conveyance tax is $3.75 per $500 of the price ($7.50 per $1,000) on all property, plus another $3.75 per $500 on the part of a residential sale price above a threshold that was $824,000 in 2026; Providence adds no local transfer tax.
Worth knowing
Rhode Island has no county government: deeds are recorded and values set by each of Providence County's 16 cities and towns, so Pawtucket, Cranston and Woonsocket each have their own Recorder of Deeds and Tax Assessor.
Worth knowing
In Providence, a tax sale buyer gets a lien, and must wait one year and one day and then go to court to take title; the city posts which past tax sale properties were redeemed.
Worth knowing
Rhode Island raised the conveyance tax for closings on or after October 1, 2025, and the residential Tier 2 threshold rises each January with inflation.
