How property is sold here

Berkeley County follows South Carolina's rules, with its own calendar and offices. Read the South Carolina guide for how the state works.

Tax sales

South Carolina sells the property itself at the tax sale, not a lien, and the owner then has a 12 month redemption period before a tax deed is issued. Berkeley County holds one sale a year in late October; the 2025 sale was October 27 at the Lowcountry Conference Center in Nexton, with in-person and online bidding, registration closing about ten days before. The property list runs in the Post and Courier and on the county website in early October.

Foreclosure sales

Berkeley County foreclosures are sold by the Master in Equity, generally on the first Wednesday of each month at 11:00 a.m. in Courtroom B of the county courthouse in Moncks Corner. Winning bidders pay a 5% deposit in certified funds that day, and sale lists are on the Master in Equity court roster.

Assessed values

Berkeley County reappraises all property every five years under state law; the 2024 reassessment is in place and the next is set for 2029.

Transfer tax

South Carolina charges a deed recording fee on the sale price, made up of a state fee and a county fee, paid when the deed is recorded with the Register of Deeds; there is no separate city transfer tax.

Worth knowing

Parts of the City of Charleston, including Daniel Island and Cainhoy, are in Berkeley County, so their deeds and taxes are handled in Moncks Corner, not by Charleston County.

Worth knowing

Deed images are free online back to 1974, which makes Berkeley one of the easier counties for remote title research.

Worth knowing

Delinquent taxes must be paid by the business day before the tax sale; no payments are taken on sale day.
