How property is sold here

Lincoln County follows South Dakota's rules, with its own calendar and offices. Read the South Dakota guide for how the state works.

Tax sales

South Dakota sells tax certificates (liens), not the property. By state law the Lincoln County Treasurer offers certificates on property with unpaid taxes at a public sale at the courthouse in Canton on the third Monday of December each year, after publishing the list in the county's official newspapers the week before. A certificate holder can start the tax deed process three years after the sale if the owner has not redeemed.

Foreclosure sales

Mortgage foreclosures in Lincoln County end in a sheriff's sale held at the county courthouse, 104 N Main Street in Canton. Each sale is listed on the Sheriff's page and the county calendar with its date, case number and judgment amount.

Assessed values

The Lincoln County Director of Equalization assesses all property every year at fair market value, as South Dakota law requires.

Transfer tax

South Dakota charges a real estate transfer fee of 50 cents per $500 of value (0.1%), paid by the seller, and Sioux Falls adds no transfer tax of its own.

Worth knowing
