Where the records are

The county offices an investor deals with in Minnehaha County, and what each one puts online.

Deeds and mortgages

Minnehaha County Register of Deeds. The Register records deeds, mortgages, plats, easements and liens, with records back to the 1870s; its county web pages list recording fees and forms but do not offer a free online deed search.

Owners and values

Minnehaha County Director of Equalization. Owners and assessed values for county parcels are free to look up through the county's Real Estate Information page, which links to its online property search.

Tax sales

Minnehaha County Treasurer. The Treasurer collects county, city and school property taxes, and current tax amounts for any parcel are free to view and pay on the county's online property tax site.

Foreclosure sales

Minnehaha County Sheriff's Office (Mortgage Foreclosures). The Sheriff posts a free list of upcoming mortgage foreclosure sales with case numbers, addresses and judgment amounts, and offers email alerts for new sheriff's sales.

Parcel maps

Minnehaha County Open Data (GIS). The county's free GIS open data site has countywide and town maps and downloadable map data.

How property is sold here

Minnehaha County follows South Dakota's rules, with its own calendar and offices. Read the South Dakota guide for how the state works.

Tax sales

South Dakota sells tax certificates (liens), not the property. By state law the Minnehaha County Treasurer offers certificates on property with unpaid taxes at a public sale at the courthouse on the third Monday of December each year, after publishing the list in the county's official newspapers the week before. A certificate holder can start the tax deed process three years after the sale if the owner has not redeemed.

Foreclosure sales

Mortgage foreclosures in Minnehaha County are sheriff's sales held every Wednesday at 11:00 a.m. in the first floor Media Room of the Law Enforcement Center, 320 W 4th St, Sioux Falls. The Sheriff posts upcoming sales online, and the lender must publish the notice of sale in a legal newspaper for two weeks before.

Assessed values

The Minnehaha County Director of Equalization revalues all real property every year at its full and true value.

Transfer tax

South Dakota charges a real estate transfer fee of 50 cents per $500 of value (0.1%), paid by the seller, and Sioux Falls adds no transfer tax of its own.

Worth knowing

The Director of Equalization values over 73,500 parcels with a tax base of about $18.3 billion.

Worth knowing

Property taxes are due in two halves, by April 30 and October 31, and become delinquent May 1 and November 1, with a 10% yearly penalty.
