Where the records are
The county offices an investor deals with in Hamilton County, and what each one puts online.
Deeds and mortgages
Hamilton County Register of Deeds. Recorded documents can be searched online with a paid account that costs $50 per month per firm or individual, with free copies except microfilm copies at $1 a page, and anyone can sign up for free property fraud alerts.
Owners and values
Hamilton County Assessor of Property. Owner, appraised value and parcel data can be searched free on the Assessor's site by address, street, owner or parcel number.
Tax sales
Hamilton County Clerk and Master (Chancery Court), Delinquent Tax Division. The yearly delinquent tax sale list and sale rules are posted as PDFs on hamiltontn.gov, and the Trustee's property tax search and delinquent tax records download are online at hamiltontn.gov/Trustee.aspx.
Foreclosure sales
Hamilton County Register of Deeds (recorded deeds of trust and trustee's deeds). Tennessee mortgage foreclosures are handled outside court by a trustee named in the deed of trust, so there is no county auction site; the deed of trust and the later trustee's deed are recorded with the Register.
Parcel maps
Hamilton County Assessor of Property. Properties are identified by tax map and parcel number (for example 139 001.01) in the Assessor's free search, and the Assessor's office at 6135 Heritage Park Drive holds the tax maps.
How property is sold here
Hamilton County follows Tennessee's rules, with its own calendar and offices. Read the Tennessee guide for how the state works.
Tax sales
Tennessee sells the property itself, not a lien, at a court-ordered delinquent tax sale. The Hamilton County Clerk and Master holds one in-person auction a year in early June in the County Commission Room on the 4th floor of the courthouse at 625 Georgia Ave., with the list published in the Hamilton County Herald in May and posted on hamiltontn.gov. The winning bid must be paid immediately in cash, cashier's check or money order, and the owner has one year to redeem at 12% simple interest; parcels that do not sell go to the county and city and are later offered by sealed bid through the Hamilton County Real Property Manager.
Foreclosure sales
Most Tennessee home foreclosures are trustee sales held outside court by the trustee named in the deed of trust, usually at the courthouse, after notices are published in a local newspaper. There is no county-run foreclosure auction list, so investors watch newspaper legal notices and the Register's recorded trustee's deeds.
Assessed values
Hamilton County reappraises every property on a four-year cycle; the last reappraisal was 2025 and the next is 2029.
Transfer tax
Tennessee charges a property transfer tax of $0.37 per $100 of value on deeds and a mortgage tax of $0.115 per $100 on loans over $2,000, both collected by the Register of Deeds; there is no county or Chattanooga add-on.
Worth knowing
Delinquent tax sale buyers get an Order Confirming Sale that they must record with the Register as their title, and inside Chattanooga they must keep the property up to city code even during the one-year redemption period.
Worth knowing
County property taxes become delinquent March 1 and start accruing interest of 1.5% per month; Chattanooga bills and collects its own city property tax through the City Treasurer.
Worth knowing
Since April 27, 2026, Tennessee affidavits need two separately notarized statements per signature, and the Register rejects affidavits without both.
