How property is sold here
Montgomery County follows Tennessee's rules, with its own calendar and offices. Read the Tennessee guide for how the state works.
Tax sales
Tennessee does not sell tax liens or certificates; after a delinquent tax lawsuit, the Chancery Court sells the property itself at a public auction, subject to a one-year redemption period. Montgomery County holds its annual sale with the Trustee, the City of Clarksville and the Clerk and Master at the Courts Center, 2 Millennium Plaza in downtown Clarksville; the 2026 sale was on September 17, 2026. Properties with taxes two or more years delinquent are listed in a Notice of Tax Sale in a local newspaper, bidders must attend in person and register that day, and payment in cash or cashier's check is due within two hours after the sale.
Foreclosure sales
Most mortgage foreclosures in Montgomery County are nonjudicial trustee sales run by the lender's substitute trustee under the deed of trust, with the notice of sale published in a local newspaper. Court-ordered property sales are run by the Clerk and Master, who takes 10% down on sale day with the balance due in 30 days, and any raised bid must be 10% higher.
Assessed values
Montgomery County is on a five-year reappraisal cycle; values were last reset in 2024 (up about 65% from 2019) and the next countywide reappraisal is scheduled for 2029.
Transfer tax
Tennessee charges a transfer tax of $3.70 per $1,000 of value on deeds and a mortgage tax of $1.15 per $1,000 (first $2,000 exempt), both paid at the Register of Deeds; Clarksville adds no local transfer tax.
Worth knowing
Clarksville is the county seat and the main city in the county, and city and county delinquent taxes are sold together at the same annual tax sale.
Worth knowing
A tax sale clears all liens except state and federal liens, but the buyer cannot take possession until the one-year redemption period ends without redemption.
Worth knowing
The Register of Deeds, Trustee and Assessor of Property share the Veterans Plaza building at 350 Pageant Lane in Clarksville.
