Deeds and mortgages
Rutherford County Register of Deeds. Recorded deeds and maps are searched through the outside US Title Search Network linked from the Register's Title Search page, and the Register offers a free MyLandAlert fraud alert sign-up.
Owners and values
Rutherford County Property Assessor. The Assessor's free Property Data Search looks up real estate by owner, address or map and parcel number and shows property record cards, building details and history.
Tax sales
Rutherford County Chancery Court Clerk and Master. Sale details are posted on the Clerk and Master's Delinquent Tax Sales page about a month ahead, bidding is online only at GovEase.com, and delinquent taxes can be searched and paid online.
Foreclosure sales
Private trustees under deeds of trust. Most foreclosures are non-court trustee sales; the resulting trustee's deeds are recorded with the Register of Deeds.
Parcel maps
Rutherford County GIS Services. The county GIS Data Hub offers free GIS data and public maps, and the Assessor links a free parcel map viewer.
How property is sold here
Rutherford County follows Tennessee's rules, with its own calendar and offices. Read the Tennessee guide for how the state works.
Tax sales
Tennessee sells the property itself through a court-ordered sale, not tax liens, and the former owner can redeem within one year of the Decree Confirming Sale by repaying the price plus 12% a year. The Rutherford County Clerk and Master generally holds one delinquent tax sale a year, covering county taxes and the cities of Murfreesboro, Smyrna, Eagleville and La Vergne, as an online-only auction on GovEase.com with no in-person bidding. The sale date is posted on the Clerk and Master's website about a month before, the list is advertised in the Murfreesboro Daily News Journal and Murfreesboro Post about 20 days ahead, and buyers must pay by close of business the next day.
Foreclosure sales
Most Rutherford County mortgage foreclosures are non-court trustee sales under a deed of trust, advertised in a local newspaper before the sale, with the trustee's deed then recorded at the Register of Deeds. The Clerk and Master also runs court-ordered auctions, listed on its Court Ordered Auctions page.
Assessed values
The Rutherford County Property Assessor reappraises all property every four years, and values stay the same between reappraisals except for new construction, demolition or corrections; the Assessor's site points to 2022 as the last reappraisal year.
Transfer tax
Tennessee charges a transfer tax of $3.70 per $1,000 of value on deeds and a mortgage tax of $1.15 per $1,000 (first $2,000 exempt), collected by the Register of Deeds; Murfreesboro adds no city transfer tax.
Worth knowing
Tax sale property is sold as is; the county does a title search, but no one from the county views the property.
Worth knowing
The tax sale is not final until the court enters a Decree Confirming Sale, and the county advises buyers not to improve the property during the one-year redemption period.
Worth knowing
Delinquent property taxes in Rutherford County are collected by the Clerk and Master, not the Trustee, once they are turned over for suit.
