How property is sold here

Bexar County follows Texas's rules, with its own calendar and offices. Read the Texas guide for how the state works.

Tax sales

Texas does not sell tax liens; Bexar County sells the property itself after a tax lawsuit and judgment. Tax foreclosure sales are held on the first Tuesday of every month at 10:00 AM outside the west side of the Bexar County Courthouse in San Antonio, and bidders must first get a Written Statement Regarding Delinquent Taxes from the Tax Assessor-Collector and register with the Sheriff at least one week before the sale. The sale list is posted around the 15th of each month at taxsales.lgbs.com, and winning bids are paid the same day by cashier's check or money order.

Foreclosure sales

Mortgage foreclosures in Bexar County are trustee sales held on the first Tuesday of each month between 10:00 AM and 4:00 PM between the Bexar County Courthouse and the Paul Elizondo Tower near E. Nueva Street and S. Main Avenue. Notices of trustee sale are filed with the County Clerk and shown on the Clerk's foreclosure map at maps.bexar.org/foreclosures.

Assessed values

The Bexar Appraisal District sets values each year as of the January 1 assessment date, and the Tax Assessor-Collector mails tax bills starting in October.

Transfer tax

Texas has no real estate transfer tax, so there is no state, county or city tax on deeds in San Antonio; buyers pay only County Clerk recording fees of $25 for the first page and $4 for each added page.

Worth knowing

Properties that get no bid at the monthly tax sale are struck off to Bexar County, and the Public Works Department's Asset Management Division sells them by private sale or at a twice-yearly Commissioners Court resale auction, with the price set at the judgment amount or the adjudged value, whichever is less.

Worth knowing

Tax foreclosure buyers face a redemption period of six months for most property and two years for homesteads and agricultural land, starting when the deed is recorded.

Worth knowing

The Clerk's foreclosure map is updated twice a month: about 18 days before each sale and the first Friday after it.
