How property is sold here
Brazoria County follows Texas's rules, with its own calendar and offices. Read the Texas guide for how the state works.
Tax sales
Texas does not sell tax liens, so Brazoria County sells the property itself after a tax lawsuit and judgment. Texas tax sales are held on the first Tuesday of a month, and Brazoria County holds them in Angleton on dates set by the county; check with the Brazoria County Tax Office for the next sale and its property list.
Foreclosure sales
Mortgage foreclosures in Brazoria County are trustee sales held on the first Tuesday of each month in the atrium of the Brazoria County Justice Center in Angleton, reached through the Administration Building at 237 E. Locust Street, at the time listed on each notice. Notices must be posted 21 days before the sale and can be viewed one by one on the County Clerk's website or printed at the Clerk's public terminals.
Assessed values
The Brazoria Central Appraisal District sets property values every year as of January 1, and homestead appraisal increases are capped at 10% a year.
Transfer tax
Texas has no real estate transfer tax, so there is no state, county or city tax on deeds in Pearland or anywhere else in Brazoria County; buyers pay only County Clerk recording fees.
Worth knowing
Pearland, the county's largest city, sits on the Harris County line, and a small part of the city lies in Harris and Fort Bend counties, so confirm which county a Pearland parcel is in before searching records.
Worth knowing
The County Clerk does not compile foreclosure notices into a list; investors have to read individual notices online or at the terminals in Angleton.
Worth knowing
Many parts of Brazoria County are taxed by municipal utility districts and drainage districts with their own tax collectors, which BCAD lists on its website.
