How property is sold here
Cameron County follows Texas's rules, with its own calendar and offices. Read the Texas guide for how the state works.
Tax sales
Texas sells the property itself at tax foreclosure sales, not tax liens. Cameron County's tax foreclosure and tax resale auctions are held entirely online at cameron.texas.sheriffsaleauctions.com between 10 a.m. and 4 p.m. Central, and bidders must register at least one business day ahead and post a 5% deposit by ACH or wire. Buyers get a sheriff's or tax resale deed without warranty, and the owner can redeem within two years for homestead or agricultural property, or six months for other property, counted from the date the deed is recorded.
Foreclosure sales
Mortgage foreclosure sales in Cameron County are held on the first Tuesday of every month between 10 a.m. and 4 p.m. on the west side of the Cameron County Courthouse in Brownsville, or wherever Commissioners Court designates. Notices are filed with the County Clerk and can be searched in the Clerk's online records.
Assessed values
The Cameron Appraisal District, based in San Benito, sets values for all property every year, and the County Tax Assessor-Collector bills and collects taxes for the county, cities, school districts and special districts.
Transfer tax
Texas has no real estate transfer tax, and Cameron County and Brownsville do not add one; buyers pay only County Clerk recording fees of $35 for the first page and $4 for each added page.
Worth knowing
The Cameron Appraisal District (values and owners) in San Benito and the Cameron County Tax Office (bills and tax sales) are separate offices, so value questions and tax questions go to different places.
Worth knowing
Property taxes for a tax year are due by January 31 of the next year, and the Tax Office has about 10 locations around the county.
Worth knowing
Tax foreclosure auctions are fully online, but mortgage foreclosure sales still happen in person at the courthouse on the first Tuesday.
