How property is sold here

Denton County follows Texas's rules, with its own calendar and offices. Read the Texas guide for how the state works.

Tax sales

Texas does not sell tax liens; Denton County sells the property itself after a tax lawsuit and judgment in District Court. Sheriff's tax sales are held on the first Tuesday of the month at 10:00 AM, but only in months with Orders of Sale, and they now run online through GovEase (the next was set for November 3, 2026). Sales are advertised in the Denton Record Chronicle on the three Wednesdays before the sale and on GovEase, bidders must register with GovEase and bring a written statement from the Tax Assessor/Collector that they owe no delinquent taxes, and the full bid is due by ACH by 4:00 PM on sale day.

Foreclosure sales

Mortgage foreclosures in Denton County are trustee sales held on the first Tuesday of each month at the southwest corner of the Denton County Courts Building, 1450 E McKinney Street in Denton, at the time listed on each Notice of Sale. Notices are filed with the County Clerk and can be searched online; the Clerk does not run the sales, the substitute trustees do.

Assessed values

The Denton Central Appraisal District sets property values each year as of the January 1 appraisal date.

Transfer tax

Texas has no real estate transfer tax, so there is no state, county or city tax on deeds in Frisco, Denton, Lewisville or Carrollton; buyers pay only County Clerk recording fees.

Worth knowing

Every property at a Denton County tax sale is sold, either to a bidder or struck off to the taxing entity that won the judgment, and struck-off properties are bought later through that entity's attorney.

Worth knowing

Tax sale buyers get a Sheriff's Deed, and the opening bid covers the judgment and costs but not any taxes that have built up since the judgment.

Worth knowing

Denton County constables also hold tax sales, and the county posts separate constable sale rules.
