How property is sold here

Ector County follows Texas's rules, with its own calendar and offices. Read the Texas guide for how the state works.

Tax sales

Texas does not sell tax liens; Ector County sells the property itself at a sheriff's tax foreclosure sale after a delinquent tax lawsuit and court judgment. Sales are usually held on the first Tuesday of February, May, August and November, starting at 10 a.m. outdoors on the west side of the courthouse in Odessa, and bidders register on site before the sale. Lists are published ahead of time in the Odessa American and posted on the courthouse bulletin board.

Foreclosure sales

Mortgage foreclosures in Ector County are trustee sales held on the first Tuesday of the month at the county courthouse, as Texas law sets. The County Clerk posts each month's notices of trustee's sale as PDFs on its Notice of Trustee's Sale page.

Assessed values

The Ector County Appraisal District reappraises every property each year at market value as of January 1.

Transfer tax

Texas has no real estate transfer tax, so there is no state, county or city tax on deeds in Odessa; buyers pay only County Clerk recording fees.

Worth knowing

In Ector County the Appraisal District both sets values and collects property taxes, so tax balances are looked up through the Appraisal District rather than a separate county tax office.

Worth knowing

Taxes become delinquent February 1, and unpaid real estate taxes go to a collection law firm on July 1 with an added 20% penalty.

Worth knowing

Properties can be pulled from the tax sale list right up to the sale if the owner pays or signs a payment agreement, so check the list again on sale day.
