Where the records are
The county offices an investor deals with in El Paso County, and what each one puts online.
Deeds and mortgages
El Paso County Clerk, Recording Division. Deeds, deeds of trust and liens can be searched free in the Clerk's Official Public Records search, which lets you view up to 10 documents per search, and historic deed index books from 1874 to 1963 are on the Clerk's QuickLink site.
Owners and values
El Paso Central Appraisal District (EPCAD). EPCAD appraises all property in the county and runs the online property search for owner and value data at epcad.org; its reappraisal plan and annual reports are posted as free PDFs.
Tax sales
El Paso Consolidated Tax Office (City of El Paso Tax Office). The Consolidated Tax Office collects taxes for all 44 taxing units in the county, and tax accounts can be searched free by owner name or address.
Foreclosure sales
El Paso County Sheriff's Office, Sheriff Sales. The Sheriff posts upcoming sale dates and legal descriptions free on its Sheriff Sales page, and the County Clerk's free Foreclosures search lists notices of trustee sale by sale date.
Parcel maps
City of El Paso Open Data (GIS). The City of El Paso's GIS open data hub offers free maps and downloadable data for the El Paso area.
How property is sold here
El Paso County follows Texas's rules, with its own calendar and offices. Read the Texas guide for how the state works.
Tax sales
Texas does not sell tax liens; after a tax lawsuit and judgment, El Paso County sells the property itself. The Sheriff's Office runs property tax foreclosure auctions online at elpaso.texas.sheriffsaleauctions.com, with listings posted on the 15th of each month, and the Sheriff's Sales page also lists sales held at 10 AM on the first Tuesday at the El Paso County Coliseum, 4100 E. Paisano Drive. Constables also hold some sales, so check both the Sheriff's list and constable notices.
Foreclosure sales
Mortgage foreclosures in El Paso County are trustee sales held on the first Tuesday of each month at the El Paso County Coliseum, where public sales were moved by court order in 2021. Notices of trustee sale must be filed with the County Clerk at least 21 days before the sale and can be searched free in the Clerk's Foreclosures records search.
Assessed values
The El Paso Central Appraisal District sets market values every year as of January 1, under a reappraisal plan it adopts every two years.
Transfer tax
Texas has no real estate transfer tax, so there is no state, county or city tax on deeds in El Paso; buyers pay only County Clerk recording fees.
Worth knowing
The City of El Paso's Consolidated Tax Office, not the County Tax Assessor-Collector, collects property taxes for the county, the city, school districts and the other taxing units, so delinquent tax balances come from the city office.
Worth knowing
Close to 96,000 of the county's real property accounts are colonia lots and tracts, many in unincorporated areas outside the city, so check road access, water and sewer before buying cheap land.
Worth knowing
Tax bills go out each October and become delinquent on February 1.
