How property is sold here

Hidalgo County follows Texas's rules, with its own calendar and offices. Read the Texas guide for how the state works.

Tax sales

Texas does not sell tax liens; Hidalgo County sells the property itself after a delinquent tax lawsuit and judgment. The county's delinquent tax law firm, Linebarger Goggan Blair & Sampson in Edinburg, handles the foreclosures, and County Constables sell the properties at public auction. Properties that get no minimum bid are struck off to the taxing units and later offered again at tax resale auctions approved by the Commissioners Court.

Foreclosure sales

Mortgage foreclosures in Hidalgo County are trustee sales held on the first Tuesday of the month starting at 10:00 AM under the canopy on the west side of the County Administration Building, 2802 S. Business Hwy 281, Edinburg. The County Clerk posts that month's notices of sale as a PDF on its website.

Assessed values

The Hidalgo County Appraisal District sets values each year, and the Tax Office mails tax statements in October or soon after.

Transfer tax

Texas has no real estate transfer tax, so there is no state, county or city tax on deeds in McAllen or Edinburg; buyers pay only County Clerk recording fees.

Worth knowing

The county seat is Edinburg, but McAllen is the largest city, and both are in the Rio Grande Valley with many small cities and colonias across the county.

Worth knowing

Tax resale lists of struck-off properties are approved by the Commissioners Court and appear in its agenda packets before each resale auction.

Worth knowing

The November 2026 foreclosure notice packet posted by the Clerk ran 817 pages, so expect large monthly lists.
