How property is sold here
Travis County follows Texas's rules, with its own calendar and offices. Read the Texas guide for how the state works.
Tax sales
Texas does not sell tax liens; Travis County sells the property itself after a tax lawsuit, and the buyer gets a Constable's Deed. The Tax Office holds tax foreclosure sales every month, usually on the first Tuesday, online through RealAuction at travis.texas.realforeclose.com. Bidders must register with RealAuction and submit the Tax Office bidder registration and $10 fee at least five business days before the sale, and anyone who owes back taxes in Travis County cannot bid.
Foreclosure sales
Mortgage and deed of trust foreclosure sales are held on the first Tuesday of each month at 10:00 AM on the west steps of the Travis County Courthouse at 1000 Guadalupe Street in Austin. The notices are filed with the County Clerk and can be searched on the Clerk's website.
Assessed values
TCAD sets property values every year as of January 1, mails notices of appraised value in mid-April, and certifies the appraisal roll by July 25.
Transfer tax
Texas has no real estate transfer tax, and Travis County and Austin do not add one.
Worth knowing
The minimum bid at a Travis County tax sale covers the taxes, penalties, interest and court and attorney fees in the lawsuit; other unpaid tax years are listed separately as Additional Taxes Due and become the buyer's responsibility.
Worth knowing
Tax sale properties are sold as is, and other liens besides the tax debt can survive the sale, so the Tax Office tells bidders to research each property and consult a lawyer.
Worth knowing
TCAD only updates the owner on a property that is split after January 1 in the following calendar year, so recent buyers may still show under the old owner.
