Where the records are

The county offices an investor deals with in Williamson County, and what each one puts online.

Deeds and mortgages

Williamson County Clerk, Land Recording. The Official Public Records, including deeds, plats, liens and releases, can be searched in the Clerk's online self-service records portal; the Clerk's office does not do searches for you.

Owners and values

Williamson Central Appraisal District (WCAD). Owner, address, account and property ID searches are free on the WCAD property search site.

Tax sales

Williamson County Tax Assessor-Collector. The county's delinquent tax attorneys, McCreary, Veselka, Bragg and Allen, post each sale list with minimum bids and bidding rules on their website about 30 days before the sale.

Foreclosure sales

Williamson County Clerk, Notice of Trustee Sales. The Clerk posts a free monthly index of notices of trustee sale, organized by sale date, no earlier than 20 days before each sale.

Parcel maps

Williamson Central Appraisal District GIS. WCAD offers a free online parcel map, and its GIS data can be downloaded as tables and shapefiles.

How property is sold here

Williamson County follows Texas's rules, with its own calendar and offices. Read the Texas guide for how the state works.

Tax sales

Texas does not sell tax lien certificates, so Williamson County sells the property itself after delinquent taxes go to judgment. Sales are held only on the first Tuesday of a month, at 10:00 AM on the northeast side of the Williamson County Justice Center Annex at 4th and Martin Luther King streets in Georgetown, and not every month has a sale. The county's delinquent tax attorneys, McCreary, Veselka, Bragg and Allen, post the property list, minimum bids and bidding rules on mvbalaw.com about 30 days before each sale.

Foreclosure sales

Mortgage foreclosures in Williamson County are trustee sales held on the first Tuesday of every month outside the northeast lower level door of the Williamson County Justice Center, 405 MLK Street, Georgetown. Notices must be posted 21 days before the sale, and the County Clerk publishes an index of the notices for each sale date on its trustee sales page.

Assessed values

The Williamson Central Appraisal District updates market values every year, appraising property as of January 1.

Transfer tax

Texas has no real estate transfer tax, so there is no state, county or city tax on deeds in Round Rock or anywhere else in Williamson County; buyers pay only County Clerk recording fees.

Worth knowing

Williamson County is split between fast-growing suburbs north of Austin, including Round Rock, Cedar Park, Leander and Georgetown, and still-rural land to the east, so appraisal districts and taxing units vary widely by location.

Worth knowing

Tax sales and trustee sales both happen in Georgetown at the Justice Center on the first Tuesday, but the tax sale lists come from the county's tax attorneys while trustee sale notices come from the County Clerk.

Worth knowing

WCAD posts downloadable GIS data in table and shapefile form, which is useful for bulk parcel research.
