How property is sold here

Salt Lake County follows Utah's rules, with its own calendar and offices. Read the Utah guide for how the state works.

Tax sales

Utah sells the property itself at the county tax sale, not tax liens, once taxes are more than four years past the final deadline. The Salt Lake County Auditor holds one tax sale a year in May or June, and moved bidding online to Bid4Assets in 2021; notice runs in a newspaper once a week for four weeks before the sale, and owners can redeem any time before the sale. The 2026 sale is over, and the 2027 list and rules will be posted on the Auditor's tax sale page in April 2027.

Foreclosure sales

Most Salt Lake County foreclosures are trustee sales under a deed of trust, held outside of court after a notice of default is recorded with the County Recorder. Those recorded notices can be found through the Recorder's Data Services search.

Assessed values

The Salt Lake County Assessor values all property every year as it stood on January 1, certifies the roll to the Auditor by May 22, and valuation notices go out in July or August.

Transfer tax

Utah has no real estate transfer tax.

Worth knowing

The Assessor's online search lets you look up properties by owner name, which makes it easy to find everything one owner holds in the county.

Worth knowing

Recorder document images are usually online by the next working day for documents recorded before 2 p.m., but viewing them requires paid Data Services access.

Worth knowing

The County's Real Estate Division also sells surplus county-owned land at fair market value by written offer, with sales over $250,000 requiring a public hearing.
