How property is sold here
Alexandria city follows Virginia's rules, with its own calendar and offices. Read the Virginia guide for how the state works.
Tax sales
Virginia does not sell tax liens; Alexandria sells the property itself through court-ordered sales for years of unpaid real estate taxes. Sales are held only a few at a time and not on a fixed schedule; in August 2025 three properties went to an online auction on tacssale.com, run for the city by Taxing Authority Consulting Services, and one was pulled before bidding closed. Watch tacssale.com and court sale notices in local papers for new Alexandria listings.
Foreclosure sales
Most Alexandria mortgage foreclosures are trustee sales under a deed of trust, held without a court case after a notice of sale runs in a local newspaper. The trustee's deed is then recorded with the Alexandria Clerk of Circuit Court.
Assessed values
Alexandria reassesses every parcel each year at 100% of fair market value as of January 1, with notices mailed in late February.
Transfer tax
Virginia charges a state recordation tax paid by the buyer and a grantor tax paid by the seller, and cities may add a local recordation tax; the Alexandria Clerk links the Virginia Courts deed fee calculator to figure the exact amount for a sale.
Worth knowing
Alexandria is an independent city, so the city's own Clerk of Circuit Court, Assessor and Finance Department do the county's jobs.
Worth knowing
Some addresses with an Alexandria mailing address are actually in Fairfax County; deeds for those are recorded with the Fairfax Circuit Court, not the city.
Worth knowing
The 2026 real estate tax rate is $1.135 per $100 of value, billed in two halves due June 15 and November 15.
