How property is sold here

Virginia Beach city follows Virginia's rules, with its own calendar and offices. Read the Virginia guide for how the state works.

Tax sales

Virginia does not sell tax liens; the city sells the property itself. Once real estate taxes are delinquent on December 31 after the second anniversary of the due date (sooner for condemned, derelict or blighted property), Virginia Beach can sell the land, usually through a court-ordered judicial sale run by attorneys working for the city. The Treasurer may first advertise a list of properties delinquent for three years plus the current year, and accounts still unpaid by June 30 go to a law firm for collection and possible sale.

Foreclosure sales

Most Virginia Beach foreclosures are trustee sales held without a court case under a deed of trust, with notice of sale published in a local newspaper before the auction. The trustee's deed is then recorded with the Circuit Court Clerk.

Assessed values

The Real Estate Assessor values all real estate in Virginia Beach every year as of January 1, and reassessment notices are mailed by March 1.

Transfer tax

Virginia charges a state recordation tax of $0.25 per $100 of value paid by the buyer and a grantor tax of $0.50 per $500 paid by the seller, and cities such as Virginia Beach may add a local recordation tax of up to one-third of the state rate.

Worth knowing

Virginia Beach is an independent city with no county above it, so the City Assessor, City Treasurer and the Circuit Court Clerk do the jobs that county offices do elsewhere.

Worth knowing

For fiscal year 2027 the city had 159,891 taxable parcels and 3,787 exempt parcels, with taxable assessments of about $92.3 billion, up 6.46% from the year before.

Worth knowing

Real estate taxes are billed in two installments due December 5 and June 5, and late bills carry a 10% penalty plus 9.6% yearly interest.
