How property is sold here

Clark County follows Washington's rules, with its own calendar and offices. Read the Washington guide for how the state works.

Tax sales

Washington does not sell tax liens; the county forecloses and sells the property itself. In Clark County, real property taxes three or more years delinquent are subject to foreclosure, and the Treasurer's annual auction is usually held online through Bid4Assets in the first week of February. Bidders pay a $2,500 deposit and a $35 processing fee, and property is sold as is with no title guarantee.

Foreclosure sales

Most Washington mortgage foreclosures are nonjudicial trustee's sales, while court-ordered foreclosures end in a sheriff's sale run by the Clark County Sheriff's Civil Unit. Sheriff's sales are held on the front steps of the Clark County Courthouse at 1200 Franklin Street in Vancouver, with notices published in a newspaper for four weeks and posted as PDFs on the county website.

Assessed values

The Clark County Assessor revalues every parcel to market value each year, physically inspecting new construction and about one sixth of existing homes annually.

Transfer tax

Washington charges a graduated state real estate excise tax of 1.10% up to $525,000, 1.28% up to $1,525,000, 2.75% up to $3,025,000 and 3.00% above, and Vancouver and most of Clark County add a 0.50% local rate (0.25% in Yacolt), plus a $5 processing fee.

Worth knowing

Vancouver is the county seat and largest city, directly across the Columbia River from Portland, Oregon.

Worth knowing

The Auditor switched to the Landmark system for recorded documents on September 20, 2021.

Worth knowing

Tax foreclosure buyers should hire a real estate attorney, because the county makes no guarantees about title, zoning or condition and all sales are final.
