How property is sold here
Pierce County follows Washington's rules, with its own calendar and offices. Read the Washington guide for how the state works.
Tax sales
Washington does not sell tax liens; the county forecloses and sells the property itself. In Pierce County, property enters foreclosure when it owes more than $100 and is three or more years delinquent, and the Assessor-Treasurer holds one online auction a year on Bid4Assets in the fall (November 9 in 2026). The list is posted on the county website and printed in the county's official newspaper in mid to late summer, payment is by wire only, and buyers get a Treasurer's Deed with no warranty.
Foreclosure sales
Court-ordered sheriff's sales of real property are held Fridays at 10 a.m. at the 2nd floor entry plaza of the County-City Building, 930 Tacoma Ave S in Tacoma. Sales are usually advertised in the Tacoma Daily Index for four weeks, winning bidders pay by 2 p.m. in cash or cashier's check, and owners have eight months to one year to redeem.
Assessed values
The Assessor-Treasurer revalues all real property every year, with a physical inspection at least once every six years.
Transfer tax
Washington charges a graduated state real estate excise tax of 1.1% on the first $525,000 of the price, 1.28% up to $1,525,000, 2.75% up to $3,025,000 and 3% above that, and Tacoma and every other city in Pierce County add a local 0.5%; the state thresholds rise on January 1, 2027.
Land bank
Pierce County's Real Property Division (Facilities Management) sells surplus county property and tax title parcels left unsold after the foreclosure auction.
