How property is sold here
Spokane County follows Washington's rules, with its own calendar and offices. Read the Washington guide for how the state works.
Tax sales
Washington does not sell tax liens; the county forecloses and sells the property itself. In Spokane County foreclosure starts once any one tax is 3 full years delinquent, and the Treasurer holds one online auction a year on Bid4Assets in early December (tentatively December 7, 2026, with unsold parcels reoffered December 16). Bidders pay a deposit to Bid4Assets at least a week before the sale and the full balance a few days after, and parcels that get no bid become tax title property the county sells over the counter at assessed value.
Foreclosure sales
Court-ordered sheriff's sales are held Fridays at 10:00 a.m. inside the south entrance of the Spokane County Courthouse, 1116 W. Broadway Avenue, and are listed on the Sheriff's Sales page. Some sold properties carry a redemption period of eight months to one year.
Assessed values
The Assessor revalues all real property every year as of January 1 for the next year's taxes, with a physical inspection at least once every six years.
Transfer tax
Washington charges a graduated state real estate excise tax of 1.1% on the first $525,000 of the price, 1.28% up to $1,525,000, 2.75% up to $3,025,000 and 3% above that, and the City of Spokane adds a local 0.5%; the state thresholds rise on January 1, 2027.

Spokane County Surplus Property sells county-owned land by auction on GovDeals and sells unsold tax foreclosure parcels (tax title property) over the counter at assessed value.
