Where the records are

The county offices an investor deals with in Milwaukee County, and what each one puts online.

Deeds and mortgages

Milwaukee County Register of Deeds. Recorded documents can be searched and printed in the free Tapestry archive (all recordings from 1962, deeds from 1948), and professionals can subscribe to Laredo for $800 a month; mailed copies cost $2 for the first page and $1 for each added page.

Owners and values

City of Milwaukee Assessor's Office (each city and village in the county has its own assessor). Assessed values for every City of Milwaukee property can be looked up free in the Real Property Search at assessments.milwaukee.gov.

Tax sales

Milwaukee County Treasurer and City of Milwaukee Department of City Development, City Real Estate. The county posts its tax-foreclosed listings with appraised values and offer forms on its Foreclosed Properties page, and the City of Milwaukee posts its tax-foreclosed houses, lots and buildings for sale at city.milwaukee.gov/DCD/CityRealEstate; both are free to browse.

Foreclosure sales

Milwaukee County Sheriff's Office, Sheriff Sales. Mortgage foreclosure sales are held online through Bid4Assets starting September 28, 2026, and the sale list is also printed in the Friday Daily Reporter.

Parcel maps

Milwaukee County Land Information Office. The Land Information Office links to its online GIS map applications and a GIS data download site for parcel and land records.

How property is sold here

Milwaukee County follows Wisconsin's rules, with its own calendar and offices. Read the Wisconsin guide for how the state works.

Tax sales

Wisconsin does not sell tax liens or hold a classic tax auction; instead the county or the City of Milwaukee takes title to tax-delinquent property through an in rem foreclosure and then resells it. Milwaukee County says it does not sell foreclosed property for the back taxes and sells it at market value, with listings, appraised values and offer forms posted on its Economic Development Foreclosed Properties page. The City of Milwaukee forecloses on its own parcels and sells hundreds of tax-foreclosed homes, lots and commercial buildings through its Department of City Development, with priority given to owner-occupants for houses.

Foreclosure sales

Milwaukee County Sheriff sales of mortgage-foreclosed property are held on Mondays at 10:30 a.m., and starting September 28, 2026 they are held online through Bid4Assets. A 10% down payment is due at the sale, notices are posted in the lobby of the Criminal Justice Facility at 949 N. 9th St., and the list runs in the Friday edition of the Daily Reporter.

Assessed values

Assessments are done by each city and village; the City of Milwaukee Assessor's Office normally revalues every property every year, including for 2026.

Transfer tax

Wisconsin charges a real estate transfer fee of $3.00 per $1,000 of value (30 cents per $100), paid when the deed is recorded with the Register of Deeds.

Land bank

The City of Milwaukee Department of City Development sells city-owned tax-foreclosed houses, vacant lots and commercial buildings through its City Real Estate program.

Worth knowing

Starting September 28, 2026, Sheriff mortgage foreclosure sales moved online to Bid4Assets, though some Sheriff pages still list the Safety Building at 821 W. State St., so confirm with the Sheriff's Office at 414-278-3073.

Worth knowing

Property inside the City of Milwaukee goes through the City Treasurer's own in rem tax foreclosure, and the city, not the county, then resells it.

Worth knowing

Deeds from 1835 to March 1948 in Tapestry can only be found by document number or book and page, not by name.
