Where the records are

The county offices an investor deals with in Laramie County, and what each one puts online.

Deeds and mortgages

Laramie County Clerk, Real Estate and Recordings. Recorded documents can be searched online by paid subscription, through ArcaSearch for 1868 to October 24, 1985 and iDoc Market from October 25, 1985 to today, or viewed free at the recording office in Cheyenne.

Owners and values

Laramie County Assessor. Owner, address and parcel searches are available online through the Assessor's Beacon parcel viewer, and the office posts annual valuation reports back to 2010.

Tax sales

Laramie County Treasurer. Property taxes can be paid online, but tax sale registration is in person only at the Treasurer's office, and the sale list is published in the Wyoming Tribune Eagle rather than online.

Foreclosure sales

Laramie County Sheriff's Office, Civil Process. The Sheriff's civil process page lists upcoming foreclosure sales free online with the owner name, property address and sale date.

Parcel maps

Cheyenne and Laramie County Cooperative GIS (CLCCGIS) Parcel Viewer. The joint city and county parcel viewer lets you search by owner name, address or parcel number after accepting its terms of use.

How property is sold here

Laramie County follows Wyoming's rules, with its own calendar and offices. Read the Wyoming guide for how the state works.

Tax sales

Wyoming sells tax liens, not the property: the Laramie County Treasurer sells the county's lien and the buyer earns 15% a year plus a 3% penalty. The sale is held in person once a year on the Thursday after Cheyenne Frontier Days, which runs the last full week of July, with pre-registration at the Treasurer's office in the two days before and no online or same-day registration. The list is published for three straight weeks in the Wyoming Tribune Eagle, and a buyer can apply for a tax deed four years after the sale if the owner has not redeemed.

Foreclosure sales

Laramie County Sheriff's foreclosure sales are held Mondays at 10:00 a.m. in front of the Tom Horn exhibit in the Laramie County Historic Courthouse, 310 West 19th Street in Cheyenne. Upcoming sales are listed on the Sheriff's civil process page.

Assessed values

The Laramie County Assessor lists and values all taxable property as of January 1 every year and mails assessment notices by the fourth Monday in April, with appeals due within 30 days.

Transfer tax

Wyoming has no real estate transfer tax, and Laramie County and Cheyenne add none; buyers file a Statement of Consideration with the Assessor when a deed is recorded.

Worth knowing

Deed searches online cost money: ArcaSearch covers 1868 to October 24, 1985 and iDoc Market covers October 25, 1985 to today, but records are free to view at the recording office at 309 W 20th St, Suite 1600.

Worth knowing

The tax lien sale is tied to Cheyenne Frontier Days and happens only once a year, in person, with registration closed on sale day.

Worth knowing

Sheriff foreclosure sales happen most Mondays, so the list on the Sheriff's page changes week to week.
