How property is sold here
Adams County follows Colorado's rules, with its own calendar and offices. Read the Colorado guide for how the state works.
Tax sales
Colorado sells tax liens, not the property. Adams County holds an online tax lien sale each fall at adams.coloradotaxsale.com; the 2026 sale runs October 26 to November 6, with the list printed in the Northglenn-Thornton Sentinel in September and October, and the redemption rate is 13% for 2026. If a lien is not redeemed within three years, the holder can apply to the Treasurer for a Treasurer's Deed, a process that usually takes 5 to 7 months.
Foreclosure sales
Colorado foreclosures are public trustee foreclosure sales, and in Adams County the Treasurer also serves as Public Trustee. Sales are held online every Wednesday at 10 a.m. through Real Auction, with no sale in holiday weeks, and upcoming and post-sale lists are posted on the Public Trustee's foreclosure search and reports pages.
Assessed values
Colorado law requires the Assessor to reappraise all real property every two years, and Adams County's most recent reappraisal year was 2025.
Transfer tax
Colorado charges a state documentary fee of one cent per $100 of the sale price (0.01%) on sales over $500, collected by the Clerk and Recorder when the deed is recorded.
Worth knowing
Aurora, Arvada, Westminster, Bennett and Lochbuie are only partly in Adams County, so check which county a parcel sits in before searching records.
Worth knowing
Recording costs a flat $43 per document since July 1, 2025.
Worth knowing
The Treasurer also acts as Public Trustee, so tax liens and foreclosures are handled by the same elected office.
