Colorado property data

Colorado is a little different. Denver and Broomfield are combined city and county governments. Here's what's public, what's hard to get, and what Deedplat puts on one map.

What you can get in Colorado

Colorado makes most property records public, including what each property sold for. The catch is that every county keeps them differently.

Every county has these, and Deedplat loads them all.

How property changes hands here

Distressed property reaches the market through a few channels, and they differ by county.

Tax lien certificates

Each County Treasurer holds a yearly tax lien sale, often online, where buyers bid a premium above the lien. Interest on the lien amount is set each year at nine points above the federal discount rate. The owner can redeem until a Treasurer's Deed issues, and the holder can start the deed process after three years.

Foreclosure mostly skips the courts

Colorado foreclosures run through the Public Trustee in each county, after a short court hearing (a Rule 120 hearing) gives the lender an order authorizing the sale. Many Public Trustees now hold the auction online, and junior lienholders have a short window to redeem after the sale.

Transfer tax

The state documentary fee is one cent per $100 on sales over $500, and about a dozen mountain towns such as Aspen, Vail and Telluride add their own transfer taxes of 1% to 3%.

Worth knowing

TABOR, passed in 1992, bars any new local real estate transfer tax, so only towns that had one before then still charge it.

Worth knowing

Mortgage foreclosures are handled by a county Public Trustee, a public official, rather than a private trustee.

Questions

Are property sale prices public in Colorado?

Mostly. The recorded deed shows the state documentary fee, which is based on the price, so you can estimate what was paid. The buyer's Real Property Transfer Declaration to the assessor is confidential.

How do tax sales work in Colorado?

County Treasurers hold yearly tax lien sales where buyers bid a premium. The lien earns interest set at nine points above the federal discount rate. The owner can redeem until a Treasurer's Deed issues, and after three years the holder can start that deed process.

Where are deeds and mortgages recorded in Colorado?

Deeds and deeds of trust are recorded with the County Clerk and Recorder in the county where the property sits.

How often are Colorado properties reassessed?

Every two years, in odd-numbered years. Assessors base values on sales from a set study period, usually the prior 24 months for homes.

Is foreclosure judicial in Colorado?

Mostly no. A county Public Trustee runs the sale outside of court, but the lender first needs a short court hearing to get an order allowing the sale.

Can I get records Deedplat doesn't have?

State, county and city records can be requested under the Colorado Open Records Act (CORA). We file those requests for you, clean up the results and add them to your map.
