How property is sold here
El Paso County follows Colorado's rules, with its own calendar and offices. Read the Colorado guide for how the state works.
Tax sales
Colorado sells tax liens, not the property: the buyer pays the unpaid taxes and gets a certificate of purchase that earns interest, set for 2026 at 13% a year. El Paso County holds its annual tax lien sale online through RealAuction each fall; the 2026 sale was on October 28, after the delinquent list ran in The Gazette in September. After 3 years and up to 15 years, a lien holder can ask the Treasurer to sell the property at a public auction, with any overbid going to the owner.
Foreclosure sales
Most El Paso County foreclosures are public trustee foreclosure sales on deeds of trust, run by the Public Trustee as online auctions on Wednesdays at 10:00 a.m. Mountain Time at elpasoco.realforeclose.com. Case details, sale lists and overbid reports are on the Public Trustee's website.
Assessed values
Colorado reappraises all real property in odd-numbered years, so the El Paso County Assessor sets new values every two years and mails Notices of Valuation in May of those years; the last reappraisal was in 2025.
Transfer tax
Colorado charges a state documentary fee of $0.01 per $100 of the sale price (about $10 per $100,000) when the price is over $500, paid to the Clerk and Recorder when the deed is recorded; recording itself costs a flat $43 per document.
Worth knowing
The Treasurer also serves as the Public Trustee, so the tax lien sale and foreclosure sales are run out of the same office at the Citizens Service Center, 1675 W. Garden of the Gods Road in Colorado Springs.
Worth knowing
Since July 1, 2025, every recorded document costs a flat $43 no matter how many pages it has.
Worth knowing
The Treasurer notes that fewer than 1% of El Paso County tax liens ever turn into a deed, and points buyers who want property toward Public Trustee foreclosure sales.
