How property is sold here

Jefferson County follows Colorado's rules, with its own calendar and offices. Read the Colorado guide for how the state works.

Tax sales

Colorado sells tax liens, not the property. The Jefferson County Treasurer holds one tax lien sale a year each November as an online auction through SRI's Zeus Auction site, with the 2026 sale set for November 12 and 13 and a 13% interest rate. Delinquent taxes are advertised in a local newspaper for three weeks starting in September, the list is posted on the Treasurer's website, and if the owner does not redeem within three years the lien holder can apply for a Treasurer's deed.

Foreclosure sales

Most foreclosures are Public Trustee foreclosure sales on deeds of trust, held online through GovEase on Thursdays at 2 p.m. The Public Trustee posts a Pre Sale List with lender opening bids each Tuesday afternoon and updates it Wednesday and Thursday, while judicial foreclosures go through the Sheriff.

Assessed values

The Assessor revalues all real estate every two years, and the current 2025 and 2026 values are based on a June 30, 2024 appraisal date using sales from July 2022 through June 2024.

Transfer tax

Colorado charges a state documentary fee of $0.10 per $1,000 on deeds with consideration over $500, collected when the deed is recorded with the Clerk and Recorder.

Worth knowing

The Assessor values 236,592 real and personal property schedules for 209 taxing entities plus 18 urban renewal districts.

Worth knowing
