How property is sold here

Larimer County follows Colorado's rules, with its own calendar and offices. Read the Colorado guide for how the state works.

Tax sales

Colorado sells tax liens, not the property: the buyer pays the unpaid taxes and gets a certificate of purchase that earns interest, 13% a year for liens bought in 2026. Larimer County holds its annual tax lien sale in person in November at the Thomas McKee 4-H Community Building at the Ranch in Loveland; the 2026 sale is November 19, with registration on sale day from 7:30 a.m., premium bidding at 8:30 a.m., and payment by personal or business check only. The advertised list is posted online starting the first week of October, and certificates are canceled if no deed is sought within 15 years.

Foreclosure sales

Most Larimer County foreclosures are public trustee foreclosure sales on deeds of trust, run by the Public Trustee as online auctions on Wednesdays at 10:00 a.m. Mountain Time at larimer.realforeclose.com. Bidders deposit 10% of their planned high bid for each property and pay the balance in certified funds by 2:00 p.m. on sale day.

Assessed values

Colorado reappraises all real property in odd-numbered years, so the Larimer County Assessor sets new values every two years; the last reappraisal was in 2025.

Transfer tax

Colorado charges a state documentary fee of $0.01 per $100 of the sale price (about $10 per $100,000) when the price is over $500, paid to the Clerk and Recorder when the deed is recorded; no Fort Collins city transfer tax was found.

Worth knowing

The Treasurer also serves as the Public Trustee, so the tax lien sale and foreclosure sales are run out of the same Larimer County office.

Worth knowing

Ahead of the November 2025 sale, 1,804 real property accounts owed nearly $4.74 million in unpaid taxes.

Worth knowing

At the tax lien sale, agents cannot bid on behalf of individual investors, each person gets one bidder number, and premium bids are paid by the investor, earn no interest and are not refunded on redemption.
