Where the records are
The county offices an investor deals with in Shawnee County, and what each one puts online.
Deeds and mortgages
Shawnee County Register of Deeds. Recorded documents can be searched online through the outside services Tapestry EON and Laredo, which charge their own fees; the office also offers a free Property Fraud Alert that emails owners when their name is recorded.
Owners and values
Shawnee County Appraiser's Office. The free Real Estate Search shows appraised values and property characteristics for each parcel, with a link to the Treasurer's tax information.
Tax sales
Shawnee County Counselor (Judicial Tax Foreclosure Sale). The property list, an interactive map and bidder registration are posted online, and the sale itself is an online auction on GovEase; past sale results and a list of sales back to 2005 are also posted.
Foreclosure sales
Shawnee County Sheriff's Office. The Sheriff posts a courtesy list of upcoming sheriff's sales online, but warns that sales are added and canceled at the last minute.
Parcel maps
Shawnee County Appraiser GIS and Mapping. Free interactive maps include a property search map, tax units map and flood map; bulk GIS data is available by request for a fee.
How property is sold here
Shawnee County follows Kansas's rules, with its own calendar and offices. Read the Kansas guide for how the state works.
Tax sales
Kansas does not sell tax liens; unpaid taxes lead to a court case, and the property itself is sold at a judicial tax foreclosure sale. In Shawnee County the County Counselor files the case once taxes are 3 years behind on a homestead, 2 years on commercial property or 1 year on vacant and abandoned property, and the sale is held online on GovEase; the latest sale was set for September 23, 2026. Buyers register on GovEase two days ahead, put down a 5% deposit, pay in full by 5 p.m. on sale day plus a 4% buyer's premium, and the sale must be confirmed by the court.
Foreclosure sales
Shawnee County sheriff's sales of foreclosed homes are held every Tuesday (except holidays) at 10:00 a.m. in the sub-basement of the Shawnee County Courthouse, 200 SE 7th Street in Topeka. Sales are advertised for three weeks, usually in the Topeka Metro News, outside buyers pay by certified check that day, and the owner may keep a redemption period of 90 to 365 days.
Assessed values
Kansas values property every year as of January 1, and the Shawnee County Appraiser mails change of value notices at the end of February, with informal appeals due about 30 days later.
Transfer tax
Kansas has no real estate transfer tax; buyers pay only the Register of Deeds' recording fees.
Land bank
The Topeka Land Bank, run by the City of Topeka, sells its small inventory of vacant lots and homes in central Topeka to buyers who agree to build housing within a set time.
Worth knowing
Property the county bid in at a tax sale but did not sell may later be offered by sealed bid through the County Counselor's Office at 707 SE Quincy, Room 310, with each bid approved by the County Commission.
Worth knowing
Winning bidders at the tax sale may not enter the property until the court confirms the sale; the owner keeps title until then.
Worth knowing
The Register of Deeds' online records run on paid third-party systems, not a free county search.
